Issuing and collecting the service charges

Issuing the charges means creating each property's bill for the month, so that you can then tick them off as paid.

How it works

In Service charges → Issue charges you choose:

• The month you want to issue.
• How to split it: the same amount per property ("€50 each"), or splitting a total by ownership share, which is how the Spanish Horizontal Property Act (*Ley de Propiedad Horizontal*) requires special levies to be shared out ("the works cost €3,000: each property pays its proportional part").
• The due date (optional; the 28th if you leave it blank).

Collections

As residents pay, press Mark as paid on each bill. The home dashboard and the summary cards (issued / collected / outstanding) update on their own.

Tips

• If you add a property halfway through the month, issue the same month again: only the missing bill is created, nothing is duplicated.
• For a special levy, issue an extra "month" with the total split by ownership share.
