Properties and the ownership share

The ownership share is the percentage each property represents within the building: the bigger the flat, the higher it usually is.

It is used for two everyday things:

  • Splitting the costs: whoever has a larger share pays more (both in service charges and in special levies).
  • Counting the votes at general meetings: the law weights votes by share, not just by headcount.

Where do I find it?

Do not make it up: it is written in each property's title deeds and in the building's horizontal division deed (*título de división horizontal*). If you cannot find it, ask the previous chair or the outgoing managing agent.

What if they do not add up to 100?

Dommiva warns you with the running total in the Properties table itself. Check the decimals: that is the most common mistake when copying them over.
