Voting: how the law counts the votes
In a residents association it is not simply "one person, one vote": the Spanish Horizontal Property Act (*Ley de Propiedad Horizontal*) weights votes by each property's ownership share. Dommiva works it out for you.
How it works in Dommiva
- Votes → New vote: title and description. The options are Yes / No / Abstain.
- During the meeting (or afterwards), record each property's vote with Record vote — only the ones that have not voted yet are listed.
- The bars show the result already weighted by ownership share, along with the total turnout.
- When you are done, Close the vote: the result is kept on file for reference.
Which majority you need (as a guide)
- Simple majority: maintenance works, the annual budget, changing suppliers.
- Qualified majority (3/5): services such as a swimming pool or a concierge, letting out common parts.
- Unanimity: changing the constitutive title or the ownership shares.
