Letterboxes and door entry systems: small infrastructure, big arguments

Nothing seems more trivial — until you have to agree on replacing it.

Letterboxes

A full replacement (postal rules on dimensions and security) is a common expense by share, approved by simple majority. Forced letterboxes: each owner pays for their own lock; if the break-in was general, look at claiming part on the insurance and reinforcing the entrance door (the real problem is usually the access, not the letterbox).

Replacing the whole system is an improvement to a common installation: simple majority where it replaces an obsolete one (reasonable upkeep and modernisation). Indicative cost for a small building: €2,500–6,000 depending on panels and monitors. With a digital street panel, adding phone-based door opening costs little and solves life for rented flats.

Splitting the cost when not everyone wants a monitor

The backbone (panel, wiring, door release) is common: by share. The indoor monitor in each home, where there are different ranges, can be agreed so each owner chooses and pays the difference on theirs. Agreed BEFOREHAND and minuted, of course.

Maintenance

Faults on the backbone: the community. Each flat's handset: that flat. Keeping the system diagram and the installer's contact in the shared archive saves the classic "who put this in for us eight years ago?".
