New neighbours: the welcome pack that saves six months of questions
Every new neighbour repeats the same pilgrimage: where do I pay? What day are the bins collected? Whose storage room is this? Multiply every question by every arrival… or prepare the pack once.
The welcome pack (one page, or its digital equivalent)
- The community: name, tax number, account for the dues, amount and collection date.
- Contacts: the chair (and how they prefer to be contacted), how incidents are reported, out-of-hours emergencies.
- House rules: the internal rules in force (pool, garage, noise, pets in common areas).
- Practicalities: bins (days and times), letterboxes, remotes and keys (how to request copies), the assigned storage room.
- The minimum history: the last minutes and any levies under way — so they know what they are joining.
The moment matters
At the signing or on handing over the keys. The seller rarely explains anything (they have enough on with the move) — and the certificate of debts required for the sale is the natural occasion for the community to make contact.
A double benefit
The newcomer settles in without friction (and pays from the first month: the "surprise" first payment is the origin of many first defaults). And the community conveys its culture from day one: here things are organised and in plain sight.
Bonus
If the community runs digitally, setting the new neighbour up with their own access on day one IS the welcome pack: notices, rules, minutes and their own dues, self-service from the first hour.
