Summer works: why it is a good moment and how to organise them
Summer is the natural window for building works: fewer people are home, the weather helps and the disruption is felt less. But it is also when they get organised worst, because everyone is away — contractors included.
What has to be approved beforehand
Works do not start because the weather is good: they start because there is a valid resolution approving them, with its budget and payment terms. And depending on the type of work, the required majority changes. A repair necessary for the conservation of the building is not the same as an improvement some want and others do not.
A tip: make clear in the resolution exactly what is approved — the specific quote, the company, a maximum amount and what happens if there is an overrun. Unplanned overruns are the origin of 90% of construction disputes.
Choosing a contractor
Three comparable quotes, not three different pieces of paper. Comparable means they measure the same thing: same scope, same materials, same timeframe. And check public liability insurance and that they are up to date with their obligations.
A realistic calendar
Count on half the trade stopping in August. If the work has to be finished before September, it has to start in June or early July, not "in summer".
During the works
- A single point of contact on the community side. If every neighbour talks to the foreman, the job disorganises itself.
- Written notice to all residents about water cuts, noise and access, in advance.
- Photos of the before, especially of the areas being worked on.
When it finishes
Do not sign off until you have inspected calmly. And keep invoices, guarantees and technical documentation — you will be saving the next chair a great deal of trouble, and the community may need them if a defect shows up years later.
